QUALITY EXTERIOR CONSTRUCTION
The following features are included in the purchase price. Purchaser will select (from Vendor’s
samples) both interior and exterior colours as required, providing they are chosen when required
by builder. 
Front elevation to be brick and vinyl siding as per plan. All sides and rear elevations to be
brick on main floor, vinyl and aluminum siding on second. 
Raked mortar joints on front elevations. Self-sealing asphalt shingles (20-year
manufacturer’s warranty.)
Maintenance-free aluminum soffit, fascia, eaves and downspouts. 
Poured concrete basement walls with heavy-duty damp-proofing, weeping tiles and
drainage membrane where required (excluding garage). 
Two exterior water taps: one at rear yard and one in garage.
Pre-cast concrete slab walkway from entry to driveway and at rear patio doors as per
plan. 
Porches will be poured concrete with decorative columns and/or railings as per applicable

WARRANTY
Seven (7) year warranty protection plan for major structural only. 
Franton Homes one (1) years comprehensive warranty. 
The home is warranted two (2) years on plumbing, heating and electrical systems and
building envelope.
The siting of the house on the real property as a standard or reverse plan shall be at the
sole discretion of the builder. 
Purchaser agrees to pay for the installation of the water meter on closing. 
Purchaser agrees to pay the Ontario New Home Warranty program enrollment fee on unit
transfer date as an adjustment.
Variations from builder’s samples may occur in finishing material, kitchen and vanity
cabinets, and floor and wall finishes due to normal productions process.
House elevations and exterior colour co-ordination will be architecturally controlled by the
Vendor to ensure a truly harmonious streetscape.
CONDITIONS
All colours and finishing selections to be made from builder’s samples. Purchaser
acknowledges and agrees that variations in colour and shade uniformity may occur, and
availability of samples may vary from those displayed at time of purchase. 
The Vendor will not allow the purchaser to do any work, or supply any materials to finish
the house prior to closing.
Purchaser must complete Vendor’s colour selection forms within seven (7) days of
notification, failing which, the Vendor may exercise all of the purchaser’s rights as if the
purchaser would have made such choices.
Purchaser acknowledges that all representations in floor plan brochures and display
materials are artist’s concepts only, and may differ in grading, landscaping and may also
feature upgrades not supplied with the purchaser’s unit. 
Plans, materials and specifications may change at the Vendor’s discretion. All dimensions
are approximate and subject to change. Materials may be substituted for those of equal or
